Position Summary:
The Estimator prepares proposals, forecasts and estimates in addition to negotiating and awarding contracts to vendors.
Key Responsibilities:
- Prepare housing proformas.
- Develop and maintain positive and professional relationships with new and existing vendors.
- Prepare budgets.
- Prepares actuals by reviewing job expense reports – forecasted vs. actual.
- Continuous improvement mindset – always coming up with ways to work more efficiently in all aspects of the role (i.e. in preparing proformas, estimates, awarding and tendering trades).
- Optimize efficiency in work assigned (trades vs. servicemen) based on strengths of individuals and cost of work.
- Ability to prepare tenders and review vendor quotation to ensure accuracy.
- Qualifying the trade before awarding including understanding their capacity/ability/quality.
- Ability to do takeoffs.
- Produces precise, accurate and reliable estimates by thoroughly evaluating project documents, specifications, and site conditions.
- Take ownership and accountability to review and understand packages to ensure all information is complete and obtain missing components/items, estimate quality and completeness, ensuring all work is delivered on time and meets company standards.
- Utilizes advanced math proficiency to accurately measure, compute, and evaluate project components and costs.
- Demonstrates strong communication skills by effectively conveying information and actively listening to ensure understanding and collaboration among team members, clients, vendors and stakeholders.
- Effectively communicates with other team members to seek out what is required when faced with gaps in required information and knowledge.
- Communicate with vendors
- Negotiates confidently and professionally to achieve cost efficiencies while maintaining strong vendor relationships.
- Applies strong analytical abilities to evaluate project risks, cost drivers, and value-engineering opportunities.
- Exhibits exceptional attention to detail, ensuring all estimate components are fully reviewed, documented, and validated.
- Extensive knowledge of construction including a solid comprehension of architectural and engineering drawings, and a good understanding of the responsibilities of each trade.
Qualifications – Education & Experience:
- Bachelor’s degree in Construction Management, Engineering, Architecture, Finance, or a related field OR equivalent combination of education and relevant estimating experience will be considered.
- Strong foundation in construction methods, materials, and cost analysis required.
- Basic knowledge of CAD and Planswift
- Experience with Buildertrend software an asset.
- Relevant certifications or coursework in estimating, cost engineering, or project management are a plus (e.g., CST, CCP, or similar).

Working Conditions:
- Work is primarily performed in a standard office setting with a desk, computer, and office equipment.
- Typical office hours apply, usually Monday through Friday.
- Occasional flexibility may be required to meet deadlines or attend meetings.
- Prolonged periods of sitting at a desk and working on a computer.
- Occasional light lifting of office supplies or files (generally under 25 lbs).
- Indoor work environment with controlled temperature, lighting, and ventilation.
- Minimal exposure to outdoor or hazardous conditions.
- May require occasional travel to project sites or other company locations.
