Work Location: In person (this is not a remote position)

Schedule: Monday to Friday; On call weekends and evenings

Reporting To: Property Manager, CEO, and VP of Operations/Finance

Full job description

The Residential Maintenance and Operations Coordinator is responsible for overseeing the daily operations of multiple residential properties managed by District Realty. This is an on-site position and not a remote role.

Key Responsibilities:

  • Supervise site staff to ensure effective property operations in compliance with all building codes, acts, and regulations.
  • Manage pest control, fire safety, HVAC maintenance, and pool maintenance
  • Conduct regular inspections to ensure proper functioning of building systems, minimize hazards, and maintain property appearance.
  • Oversee annual unit inspections and prepare punch lists for superintendents.
  • Perform and arrange maintenance repairs for existing residents and vacated units to meet occupancy standards.
  • Manage SuiteSpot dashboard
  • Supervise in-house maintenance staff and outside contractors
  • Train superintendents in the use of company apps and basic maintenance to reduce contractor costs.
  • Control stock order and equipment purchases
  • Address routine tenant matters and report concerns to management.
  • Train supers in basic maintenance to cut back on contractor cost
  • Prepare and issue notices to residents.
  • Ensure optimal mechanical operation and energy conservation through regular building and system inspections
  • Assist with planning and overseeing capital projects.
  • Perform additional duties as requested.

Qualifications

1) Property management: 1 year (required)

2) Experience or supervisory knowledge of general residential renovations and repairs

3) Proficiency in office and basic IT software.

4) Familiarity with the Residential Tenancy Act and Residential Leases.

5) Must possess excellent organization, time management skills and have a strong ability to work in a team environment with minimal supervision

6) Ability to multi-task and thrive in a fast-paced environment

7) Strong communication and interpersonal skills

8) Working ability in MS Office is a prerequisite

9) Must have own vehicle with a clean drivers abstract and tools necessary to complete all tasks

10) Respond to emergencies during normal hours of operation

11) Participation in an after-hours rotational emergency response team

12) French language skills are considered an asset but not a requirement
