Position
As a Project Accountant, you will be responsible for the financial management and cost control across residential development projects, from land acquisition through construction and close-out. You will ensure accurate job costing, budget tracking, draw management, and financial reporting for multiple communities. This is not a general accounting role. It is a project-focused position embedded in construction operations, partnering closely with project managers, site supervisors, and senior leadership.
Responsibilities
Joint Venture & Entity Reporting
- Maintain separate books for multiple projects-specific corporations and JV entities.
- Track beneficial ownership splits and profit allocations.
- Prepare monthly financial reporting packages for JV partners.
- Support capital call calculations and distributions.
- Track shareholder loans and partner funding balances.
- Maintain audit-ready documentation for each entity.
Intercompany Accounting
- Perform monthly intercompany bill-backs and cost allocations.
- Reconcile due to / due from balances across entities.
- Track management fees, development fees, and cost recoveries.
- Ensure intercompany transactions are supported and properly documented.
Job Cost & Payables Management
Match invoices to contract pricing and approved budgets.
- Secure management approval and post payables in Jonas.
- Prepare bi-weekly cash requirement schedules across ~8-10 entities.
- Reconcile contractor accounts.
- Prepare and administer monthly holdback release lists in accordance with lien legislation.
- Maintain vendor onboarding and compliance records.
Cash Flow & Lender Administration
- Prepare and submit construction draw packages.
- Track loan advances and interest allocations by project.
- Process EFTs, wire transfers, and direct deposits.
- Perform monthly bank reconciliation for multiple entries.
- Monitor covenant compliance where applicable.
Home Closing & Revenue Recognition
- Review lawyers’ Statements of Adjustments.
- Approve home closing statements.
- Record revenue and cost of sales by lot and phase.
- Track closing adjustments and margin performance.
Tax & Compliance
- Prepare and file GST/HST returns (monthly or quarterly).
- Track HST recoveries on construction costs.
- Support year-end working papers and external audit requirements.
- Ensure adherence to internal finance controls.
What You Bring
- Bachelor’s degree in accounting or finance.
- CPA designation or working toward CPA strongly preferred.
- 2+ years in accounting experience, including construction or real estate development.
- Experience working with multi-entity or JV structures.
- Strong working knowledge of job costing and percentage-of-completion accounting.
- Experience with Jonas Construction Software or similar ERP.
- Advanced Excel proficiency.
