Real Estate Private Equity Associate
Bluevale Capital is seeking a highly analytical and execution-focused Private Equity Associate to support acquisitions, development, and asset-level financing across its growing portfolio. This role sits at the intersection of investment, development, and capital markets, with direct exposure to deal structuring, underwriting, and lender negotiations.
The ideal candidate has strong financial modeling capabilities and hands-on experience working with debt providers, and is comfortable operating in a fast-paced, entrepreneurial environment typical of a development-focused investment platform.
What You Will Do
• Build and maintain complex financial models for acquisitions, developments, and asset management (including waterfalls, promote structures, and debt scenarios)
• Underwrite new investment opportunities, including market analysis, rent comps, development budgets, and return metrics.
• Lead or support debt sourcing and negotiation, including construction loans, bridge financing, and permanent debt facilities.
• Interface with lenders, brokers, and capital partners to structure optimal financing solutions.
• Assist in preparing investment memos, IC materials, and investor presentations.
• Work closely with development teams to track project budgets, timelines, and capital requirements.
• Oversee overall project and deal management across the investment lifecycle, coordinating internal teams and external counterparties to keep transactions and developments on schedule and aligned with execution priorities.
• Monitor portfolio performance and update models based on actuals vs. projections.
• Support asset-level decision making including refinancings, recapitalizations, and dispositions.
• Coordinate diligence processes including third-party reports, legal documentation, and closing deliverables.
• Contribute to broader firm initiatives including fundraising support, reporting, and strategic analysis.
What We’re Looking For
• 2–5 years of experience in real estate private equity, real estate development, investment banking, or credit-focused roles.
• Strong financial modeling skills (Excel required; experience with development models, debt structuring, and waterfalls expected).
• Demonstrated experience in debt underwriting, structuring, or negotiation (bank, debt fund, or sponsor side).
• Prior experience in real estate development or real estate credit strongly preferred.
• Solid understanding of real estate fundamentals including capital stacks, construction budgets, lease-up dynamics, and risk analysis.
• High attention to detail and ability to manage multiple transactions simultaneously.
• Strong communication skills with the ability to interact with senior stakeholders, lenders, and investors.
• Bachelor’s degree in Finance, Real Estate, Economics, or related field.
