Role Description
We are seeking a highly driven Summer Development Intern to serve as a junior Owner’s Representative embedded on active adaptive reuse construction projects across Connecticut. This is not a shadowing role. Adaptive reuse projects present real-time problem solving: uncovering unforeseen field conditions, coordinating structural modifications, resolving design conflicts within existing buildings, and managing budget impacts tied to existing-condition surprises. The intern will take ownership of defined workstreams and operate as an extension of the development team in the field, protecting the owner’s interests in scope, quality, schedule, and cost.
Key Responsibilities
On-Site Adaptive Reuse Oversight
- Be present on-site multiple days per week as the owner’s field representative
- Conduct structured site walks focused on existing-condition discoveries and quality control
- Document unforeseen field conditions and track associated cost/schedule impacts
- Maintain and circulate weekly progress reports for senior leadership
- Monitor compliance with historic preservation and municipal requirements (as applicable)
Cost Control & Change Management
- Review contractor pay applications against verified progress
- Analyze and validate change orders related to unforeseen conditions
- Track contingency usage, particularly as it relates to structural, MEP, and envelope modifications
- Support value engineering initiatives while preserving project integrity
Design & Technical Coordination
- Review RFIs, submittals, and shop drawings with an adaptive reuse lens
- Help resolve drawing conflicts that arise from existing structural or MEP conditions
- Coordinate with architects and engineers on revisions driven by field discoveries
- Support permitting and municipal inspections specific to renovation and repositioning
Schedule & Trade Coordination
- Maintain working knowledge of the master schedule, with focus on sequencing within existing structures
- Identify trade stacking and access constraints typical in renovation projects
- Participate actively in meetings representing ownership
Capital & Lender Reporting
- Assist in preparation of monthly construction draw packages
- Support lender inspections and documentation
- Update development budgets and cash flow models to reflect real-time field developments
Project Closeout & Turnover
- Manage punch list tracking in partially occupied or phased buildings (if applicable)
- Track warranties and closeout documentation specific to retrofit systems
- Support delivery readiness for repositioned assets
Qualifications
- Rising senior or graduate student in Construction Management, Real Estate Development, Civil Engineering, Architecture, or related field
- Prior field experience strongly preferred, especially on renovation or repositioning projects
- Ability to read and interpret construction drawings
- Strong Excel skills and comfort tracking budgets
- Highly organized and detail-oriented
- Comfortable operating in active construction environments
- Willingness to spend substantial time on job sites across Connecticut
