Role Description 

This is an on-site role located in Connecticut for a Senior Associate, Development. The Senior Associate helps lead the execution of adaptive reuse and conversion projects from acquisition through stabilization. Reporting to the Director of Development, this role will oversee day-to-day project coordination, manage external consultants and contractors, and collaborate with internal teams across deal sourcing, finance, and asset management. This is a hands-on role suited for a motivated development professional seeking increased responsibility within a lean, entrepreneurial organization. 

Key Responsibilities 

Project Execution & Oversight 

  • Support the Director of Development in managing adaptive reuse and conversion projects from due diligence through construction and lease-up. 
  • Assist in developing and maintaining project budgets, schedules, and pro formas. 
  • Coordinate entitlement, permitting, and regulatory approval processes. 
  • Monitor construction progress and proactively identify cost or schedule risks. 
  • Ensure projects align with investment objectives and quality standards. 

Vendor & Consultant Management 

  • Coordinate and manage third-party consultants including architects, engineers, general contractors, and specialty vendors. 
  • Assist in reviewing contractor pay applications, change orders, and vendor contracts. 
  • Track consultant deliverables and maintain project documentation. 
  • Support relationships with municipal officials and regulatory agencies. 

Internal Coordination 

  • Work cross-functionally with acquisitions, finance, asset management, and property management teams. 
  • Prepare development updates and reporting materials for senior leadership and capital partners. 
  • Contribute to underwriting efforts during acquisition and feasibility analysis. 
  • Support the implementation of internal development processes and best practices. 

Financial & Strategic Support 

  • Track project financial performance against approved budgets and pro formas. 
  • Assist with lender reporting, capital calls, and investor updates. 
  • Identify value-engineering opportunities and cost optimization strategies.

Qualifications:

  • Bachelor’s degree in Real Estate, Architecture, Construction Management, Engineering, Finance, or related field. 
  • 3–4 years of experience in real estate development, construction management, or related field. 
  • Experience supporting renovation, repositioning, or adaptive reuse projects preferred. 
  • Working knowledge of development budgets, schedules, and financial modeling fundamentals. 
  • Strong project coordination and organizational skills. 
  • Proficiency in Excel; familiarity with project management software a plus. 
  • Excellent communication, analytical, and problem-solving skills. 
  • Willingness to be based in and travel throughout Connecticut as projects require. 

Preferred Qualifications:

  • Experience working on development projects in Connecticut or the Northeast market. 
  • Familiarity with Connecticut zoning, entitlement, and permitting processes. 
  • Experience with Connecticut Historic Tax Credits (CHTC) or Federal Historic Tax Credit structures. 
  • Exposure to brownfield remediation programs and DEEP regulatory processes. 
  • Knowledge of coastal site plan review and waterfront development regulations, where applicable. 
  • Experience with office-to-residential or other adaptive reuse conversion projects in urban or suburban settings. 
  • Familiarity with local municipalities, planning & zoning boards, and community engagement processes within Connecticut.

  • Knowledge and experience with sustainable practices and ESG principles are a plus 
  • Proficiency in Microsoft Office Suite (Excel, Word, PowerPoint) 
  • Degree or coursework in Real Estate, Urban Planning, Business, or a related field 

Compensation: 

· Base Pay Range: $80,000 - $100,000 depending on experience 

· Bonus package of up to 20% of base pay 

· Standard Health benefits package
