Leasing & Marketing Manager

Bluevale Capital is seeking a dynamic Leasing & Marketing Manager to lead both leasing operations and marketing strategy for our Connecticut real-estate portfolio. This role will manage leasing performance, oversee marketing campaigns (digital and offline), coordinate with internal teams and external partners, and ensure that our communities achieve high occupancy, strong branding, and streamlined resident acquisition.

What You Will Do

• Oversee leasing activities across multiple properties: manage leasing team, set targets, track conversion metrics, and optimize occupancy.
• Develop and execute marketing campaigns including Meta (Facebook/Instagram) and Google Ads, SEO initiatives, website HTML quick-fix updates, digital listings, and print collateral.
• Maintain strong relationships with Connecticut community stakeholders and local employers, leveraging partnerships to promote attainable housing and drive resident referrals.
• Analyze market trends, competitor positioning and demographic data to shape pricing, promotions and marketing tactics.
• Manage property branding, signage, on-site events, open houses and resident-engagement programs.
• Coordinate with internal teams (asset management, development, operations) and external vendors (design, advertising, web development) to deliver seamless leasing and marketing execution.
• Monitor zoning, permitting and community relations as they relate to leasing and property positioning within local markets.
• Prepare monthly and quarterly reports on leasing performance, marketing ROI and pipeline metrics; present results to senior leadership.
• Maintain and update building websites and dashboards; apply HTML or CMS tweaks when needed for timely updates and improved user experience.
• Stay up to date on digital marketing trends, property-management innovations and local market developments in Connecticut.

What We’re Looking For

• 3–7 years of combined experience in leasing, property management, real-estate operations or marketing (or equivalent industry experience).
• Demonstrated proficiency in digital marketing platforms (Meta/Google Ads), SEO strategies, website management and basic HTML or CMS modifications.
• Strong understanding of Connecticut local communities, housing markets, employers and stakeholder networks.
• Excellent verbal and written communication skills; comfortable presenting to internal teams and external partners.
• Proven ability to lead teams, manage multiple projects concurrently and deliver results in a dynamic environment.
• Data-driven mindset, able to analyze metrics and translate insight into actionable strategy.
• Bachelor’s degree in Marketing, Business, Real Estate, or related field preferred.
• Must be willing to travel to Bluevale’s assets across Connecticut as necessary.
